Buying a home is likely to be one of largest transactions of your life. Choosing which full-time professional will represent you is something that you should take seriously. Every client has different needs and every transaction is unique unto itself, but a brief overview of a typical home buying experience could be described as follows:

  • BuyingSitesYou start looking at homes for sale on various websites. We call this the “Dream Phase” and it can last for 1 day or 18 months.
  • You contact a real estate agent about a specific home or just to talk to someone about beginning the process.
  • Your real estate agent creates a Custom Home Search for you based upon your wants and needs in a home. Criteria specific listings are now emailed to you directly; as soon as they hit the market. At this time, your real estate agent suggests that…
  • You contact a lender (if you haven’t already). If you need recommendations, your agent can typically provide a few names of lenders they’ve worked with before.
  • Once you get preapproved for a mortgage, it’s usually a good time to start looking at homes in person. Your agent can schedule showings of listings for you.
  • Once you find the right home and review the area comps (homes comparable to the specific home you choose), you and your agent prepare and negotiate an offer.
  • Dates and specifics of a contract are always very unique to your transaction, but the times that follow generally allow for inspections, repairs, appraisals, etc.
  • Your closing usually takes place somewhere between 30 – 45 days after going into contract (again… this can vary widely).
  • You take possession of your home and invite all of your friends over to help you move!
